New Zealand Housing Market: Property demand slumps amid recession
April witnessed a clear trend nationwide in the housing market, with buyers holding the upper hand. Due to high interest rates and employment uncertainty, sellers' negotiating power has weakened, resulting in a decline in housing prices and values.
According to Realestate.co.nz, the national housing values showed a slight decline in April. With an increase in favorable listings for buyers, the nationwide average housing price stood at $933,633.
Regionally, housing values declined in Auckland and Christchurch, among others, while Dunedin, Wellington, and Hamilton saw an increase.
Calvin Davidson of CoreLogic noted that the current market conditions are shaped by high interest rates and employment uncertainty. He analyzed the situation as one where there are still insufficient new job opportunities and unemployment remains at a low level, allowing sellers to hold their ground.
Furthermore, he emphasized that buyer interest is cooling due to rising living costs, high interest rates, and the pressure of an economic slowdown.
Sarah Wood from Realestate.co.nz mentioned the prolonged presence of listings in the market. She revealed that nationally, the number of homes for sale has significantly increased to 33,000, reaching levels last seen in 2015.

지역별로는 오크랜드와 크라이스쳐치.타우랑가 등에서 주택가치가 하락했으며, 더니든과 웰링턴, 해밀턴은 상승했다.
코어로직의 캘빈 데이비슨은 현재 높은 이자율과 고용 불안으로 인해 시장 상황이 형성되고 있으며, 이는 아직까지 신규 취업 기회가 충분하지 않고 실업률이 낮은 수준에 있어 판매자가 고수할 수 있는 상황이라고 분석했다.
또한, 높아지는 생활비, 높은 이자율 및 경기 침체의 압력으로 구매자의 관심이 냉각되고 있다는 점을 강조했다.
Realestate.co.nz의 사라 우드는 시장에서 매물이 오랫동안 머물고 있다고 언급했다. 전국적으로 판매용 주택은 2015년 수준으로 상당한 수준으로 증가한 33,000채에 달한다고 밝혔다.
