April witnessed the lowest housing transaction volume in 40 years, coupled with a nationwide real estate price decrease of 5% compared to the previous year.
However, a shift in market dynamics has been evident since May and June, primarily attributed to changes in credit costs and mortgage availability. Kelvin Davidson, Chief Property Economist at CoreLogic, explained, "To increase transaction volume, it needs to grow another 10-15% in the future."
This rebound is closely linked to the increase in immigration to New Zealand. According to government announcements, the influx of immigrants is reaching record highs, injecting new momentum into the real estate market.
Nevertheless, CoreLogic's analysis emphasizes that the increase in housing demand does not guarantee a rise in transaction volume and home prices. This underscores the pressure on the limited supply of rental housing, expected to have a positive impact on homeowners but a negative one on tenants.
Davidson forecasts that the recovery of the housing market will be significantly influenced by changes in the labor market and the mortgage market. While a positive atmosphere is expected with changes in real estate policies in the new year, the entry of investors into the real estate market is still expected to be limited, according to analysis.
