TradeMe Sparks Discontent in Real Estate Industry with 30% Success Fee Hike
New Zealand's online trading platform, TradeMe (Trademe.co.nz), has raised success fees for business owners by approximately 30% starting from October 1st.
This move has prompted criticism from numerous real estate managers, who accuse TradeMe Property of monopolizing leasing and increasing fees without substantial competition.
Kerry Abbott, from the real estate management company iRentProperty, reveals that while charging landlords $450 for leasing fees, they are only paying $109 in TradeMe advertising fees. She explains that aside from inspection, tenant inquiries and responses, property listings, identity verification, and personnel management/hours for debt custody, there is minimal cost. Therefore, with the fee increase, it is anticipated that leasing fees will inevitably rise.
Abbott insists that there must be viable competitors to TradeMe, emphasizing the need for competition to enhance customer service and alleviate the burden on landlords and tenants.

뉴질랜드의 온라인 거래 플랫폼인 트레이드미(Trademe.co.nz)이 10월 1일부터 사업주에 대한 부동산 매물 광고 수수료를 약 30% 인상했다.
이로 인해 많은 부동산 관리자들이 Trademe Property가 임대 독점을 유지하며 경쟁이 거의 없이 수수료를 높이고 있다고 비난하고 있다.
부동산 관리회사 iRentProperty의 케리 어보트는 집주인에게 임대수수료로 $450를 청구하고 있지만, 트레이드미 광고수수료로 $109를 지불하고 나머지는 검사, 세입자 문의응답, 주택공개, 신원조사, 및 채권보관을 위한 직원관리/시간을 제외하면 이윤폭이 거의 없다고 설명했다. 따라서 수수료가 오르면 임대 수수료도 그에 따라 불가피하게 인상될 것으로 예상된다.
케리 어보트는 Trademe와 견줄만한 경쟁업체가 반드시 존재해야 하며, 경쟁을 통해 고객 서비스를 향상시키고 집주인과 세입자의 부담을 경감시켜야 한다고 주장했다.
