Pre-election jitters for the property market?
It has been revealed that home sales volume across New Zealand has reached an all-time low.
This phenomenon emerges amidst a vibrant real estate market, with industry experts interpreting it as a pre-election state of stagnation.
According to the September New Zealand Real Estate Report by Realestate.co.nz, some regions experienced a sharp decline in new property listings last month. Areas such as Coromandel, Gisborne, and the West Coast, impacted by weather conditions, witnessed a reduction of over 20% in the last 12 months.
Regions like Waikato, Hawke's Bay, Wellington, Otago, Southland, Central Otago/Lakes, Wairarapa, and Manawatu/Wanganui also failed to follow the typical statistics for September.
Vanessa Williams, spokesperson for Realestate.co.nz, emphasized the need to await election results, stating, "We will know the election outcome in a few weeks, and this fact is likely to bring the most significant change to the New Zealand real estate market."
Williams added, "While each party currently makes many promises, no one knows how achievable those promises are. New Zealanders want to transact in a more certain market."
The National Party plans to address much of the controversial tax policy through taxing foreign property buyers. If foreigners purchase homes valued over two million dollars, a 15% tax will be imposed. The National Party claims that this measure could generate up to NZD 740 million annually.
The Labour Party began restricting foreign purchases of New Zealand homes in 2018 to stabilize the real estate market.
Williams, the spokesperson, explained that before the implementation of the Overseas Investment Amendment Act in 2018, foreign buyers accounted for approximately 3% of total real estate transactions. He pointed out, "While there may be controversy, 3% of the real estate market is unlikely to have a significant impact on New Zealanders."
Realestate.co.nz currently has around 24,000 housing listings, with about 7% of them priced at two million dollars or more.
Despite a decrease in property listings in most regions nationwide, areas like Marlborough (3.3%), Auckland (6.6%), Northland Central (9.6%), and Nelson (14%) showed an increase compared to the previous year.
The national average home price dropped by 0.1% to $871,400 in August but has remained steady.
Last month, the West Coast region exceeded an average price of $500,000 for the first time since 2007, following a trend where 19 regions surpassed the $500,000 mark.
Williams concluded, "In my opinion, there is an opportunity for everyone to find a perfect home in all markets."

Realestate.co.nz 대변인 바네사 윌리엄스는 선거 결과를 기다릴 필요가 있을 것이며, "선거 결과가 몇 주 안에 나올 것이며, 이 사실이 뉴질랜드 부동산 시장에 가장 큰 변화를 가져올 것"이라고 밝혔다.
윌리엄스는 "현재 각 정당이 많은 공약을 내놓고 있지만, 그 공약이 얼마나 실현될 수 있는지는 아무도 모른다. 뉴질랜드인들은 더 확실한 시장에서 거래하길 원한다"고 덧붙였다.
국민당은 논란 중인 세금 정책 중 상당 부분을 외국인 부동산 구매자에 대한 세금 부과로 해결하려는 계획이다. 외국인이 2백만 달러 이상의 주택을 구매하면 15%의 세금이 부과되며, 국민당은 이를 통해 연간 최대 7억4천만 달러를 충당할 수 있다고 주장하고 있다.
노동당은 2018년 외국인의 뉴질랜드 주택 구매에 제한을 두어 부동산 시장을 안정화시키기 시작했다.
윌리엄스 대변인은 2018년 외국인 구매자가 전체 부동산 거래의 약 3%를 차지했다고 설명했다. 그는 "논란이 있을 수 있지만, 부동산 시장의 3%는 대부분 뉴질랜드인에게 큰 영향을 미칠 가능성이 작다"고 말했다.
Realestate.co.nz에는 약 24,000채의 주택 매물이 등록되어 있으며, 이 중 약 7%가 2백만 달러 이상의 가격대로 판매 중이다.
전국 대부분의 지역에서 매물 수가 줄었지만, 말보로(3.3%), 오클랜드(6.6%), 북섬 중부(9.6%), 넬슨(14%) 지역에서는 전년 대비 증가세를 보였다.
전국 주택 평균 가격은 871,400달러로 8월 대비 0.1% 하락했지만 꾸준히 유지되고 있다.
지난 달 웨스트 코스트 지역은 2007년 이래 처음으로 평균 가격이 50만 달러를 넘어서며, 19개 지역의 평균 가격이 50만 달러를 넘었다.
윌리엄스는 "내 생각에는 모든 시장에서 누구에게나 완벽한 주택을 찾을 수 있는 기회가 있다"고 말했다.
