According to data released by Statistics New Zealand on April 30th, the proportion of domestic properties transferred to foreigners, who are neither New Zealand citizens nor permanent residents, continues to linger at low levels.

Statistics indicate that, as of March of this year, the annualized rate of foreign acquisition of domestic real estate stood at a mere 0.4% of the total number of transfers. This figure remains consistent with the previous year's data up to March, following the majority of foreign buyers being restricted from purchasing properties by the New Zealand government at the end of 2018. Since then, the rate of property transfers to foreigners has consistently remained below 0.5% annually, until now.

Of the transfers recorded from last March to this year's March, 76% were transferred to at least one New Zealand citizen, 14% to at least one permanent resident, and 9.2% to corporate entities, which may include overseas owners. It's worth noting that property transfers encompass not only real estate transactions but also changes due to deceased estates, trustee changes, marital agreements, boundary adjustments, and changes in ownership percentage.

Particularly noteworthy is the increase in transfers to permanent residents, rising from an annualized rate of 12% up to March 2023 to 14% by March of this year, continuing the upward trend observed over the past three years, as explained by statisticians.

Analyzing the data regionally, Auckland had the highest proportion of transfers to permanent residents, increasing from 19% in March last year to 23% this year. Similar increases were observed in other regions, with Canterbury rising from 11% to 12%, Waikato from 9.3% to 11%, and Wellington from 9.5% to 11%.

Statisticians noted that transfers to permanent residents in Auckland up to March this year accounted for more than half of similar transactions nationwide.

뉴질랜드 시민권자나 영주권자가 아닌 외국인들에 의한 국내 주택 소유의 비율이 여전히 낮은 수준을 유지하고 있다고 4월 30일 발표된 통계국 자료가 보여주고 있다.

통계국에 따르면, 작년 3월부터 이어진 추세에서 외국인들이 국내 부동산을 취득한 비율은 전체 명의 이전 건수 중 0.4%에 그쳤다. 이는 2018년 말 뉴질랜드 정부가 대부분의 외국인에게 부동산 구매를 제한한 이후, 2019년 12월에는 연간 0.5% 아래로 떨어진 이후 지속되고 있는 추세다.

작년 3월부터 올해 3월까지의 연간 명의 이전 건 중 76%는 적어도 한 명의 뉴질랜드 시민권자에게, 14%는 적어도 한 명의 영주권자에게, 그리고 9.2%는 기업에 이전되었다. 이러한 명의 이전은 부동산 매매 뿐만 아니라 사망자의 유산, 수탁자 변경, 결혼 합의, 경계 변경, 소유권 지분 비율 변경 등의 이유로 이뤄질 수 있다.

특히 영주권자에게 명의가 이전된 비율은 2023년 3월까지 연간 12%에서 올해 3월까지 14%로 증가했다. 통계 담당자는 이는 2021년부터 이어진 연간 8.6%에서의 증가 추세를 이어가는 것으로 설명했다.

지역별로 살펴보면, 오클랜드에서의 영주권자에 의한 명의 이전 비율이 가장 높았는데, 이는 작년 3월의 19%에서 올해 3월에는 23%로 늘어났다. 다른 지역도 비슷한 추세를 보였는데, 캔터베리는 11%에서 12%로, 와이카토는 9.3%에서 11%로, 웰링턴은 9.5%에서 11%로 증가했다.

통계 담당자는 올해 3월까지 오클랜드에서 이뤄진 영주권자에 의한 명의 이전 건수가 전국적으로 이뤄진 이와 같은 유형의 거래의 절반 이상을 차지한다고 설명했다.
