Record High Rental Prices Burden New Zealanders' Housing Costs
According to online marketplace Trade Me, rental prices across New Zealand have hit record highs. The website's rental index revealed an average increase of $50 last year, bringing the nationwide average rental price to $650.
Trade Me's Head of Real Estate Sales, Gavin Lloyd, stated, "While it's not the largest annual growth we've seen, it's unprecedented to see such high figures in March." He added, "We typically expect the market to cool slightly as we transition from summer to the colder seasons."
Lloyd noted that most New Zealanders faced an additional $2,600 in annual rent increases. The steepest increase was observed in the Manawatu-Wanganui region, rising by 10% to $550, while rental prices in Wellington remained unchanged at $650 during the same period.
Auckland saw a 6.2% increase, maintaining its position as the most expensive city with a weekly average rent of $690. Southland experienced a 9.3% increase, marking the second-highest rate of increase nationwide, yet remained the most affordable region with an average of $470.
Demand decreased while supply increased for the second consecutive month. In March, rental inquiries decreased by 22% compared to the same period in 2023, while listings increased by 3%. However, Lloyd suggested that while supply may still have a long way to catch up with demand, rental prices could stabilize or even decrease.
Meanwhile, demand for apartments, townhouses, and units increased nationwide, leading to a record high of $580 per week in March, marking an 8.4% increase from the same period last year. Rental prices are rising faster in the outskirts of major cities.
Lloyd pointed out that New Zealanders are willingly enduring longer commutes in search of more spacious accommodation.

오클랜드는 6.2%의 상승률을 보이며, 주간 평균 렌트비가 690달러로 가장 비싼 도시로 남았다. 사우스랜드는 9.3% 증가해 전국에서 두 번째로 큰 인상율을 보였지만, 평균 470달러로 가장 저렴한 지역으로 남았다.
수요는 감소했고 공급은 두 달째 증가한 것으로 나타났다. 3월에는 2023년 같은 시기에 비해 렌트 문의가 22% 줄었고, 물량은 3% 늘었다. 하지만 로이드는 공급이 수요를 따라잡기까지는 아직 갈 길이 멀지만 임대료는 안정되거나 하락할 수도 있다고 말했다.
한편, 전국에서 아파트, 타운하우스 및 유닛에 대한 수요가 증가하면서 3월에는 작년 같은 기간보다 8.4% 늘어난 주당 580달러로 사상 최고치를 기록했다. 임대료는 주요 도시 외곽에서 더 빠르게 인상되고 있다.
로이드는 키위들은 좀 더 여유 있는 공간을 위해 먼 거리를 기꺼이 감수하고 있음을 보여주었다고 말했다.
