The latest Quotable Value (QV) report, indicating a steady growth in New Zealand's housing market over the past three months, has been covered by TVNZ. According to the March report, the nationwide average housing value stood at $924,734, marking a 2.2% increase compared to the same period last year, yet 13.1% lower than the peak at the end of 2021.
James Wilson, the operations manager at QV, has assessed the residential real estate market in New Zealand as stable. The report highlights that three major regions including New Plymouth, Palmerston North, and Invercargill recorded greater growth compared to the previous quarter. However, Wilson added that despite favorable trends for homebuyers, the current market is witnessing a surplus of listings, expanding the range of choices. While this helps maintain overall downward pressure on prices, factors such as interest rates and credit conditions indicate ongoing economic challenges for everyone.
Wilson described the recent influx of new listings in major urban areas, particularly Auckland, as a 'cooling effect' on housing values. Additionally, Queenstown exhibited the highest growth rate this quarter, with Wellington and Christchurch also experiencing significant increases.
Blake Ehrenmu, senior consultant at QV, explained that while Wellington's housing market is influenced by first-time homebuyers, prices across the overall region remain relatively affordable.
Finally, despite the reintroduction of an 80% interest deduction for homeowners, Wilson argued that the most appropriate term to describe the current market is 'flat,' indicating a lack of significant fluctuations.
