In what seems to be a significant move in the retail real estate sector of Auckland and Christchurch, Westfield is gearing up to offload roughly 49% of its large-scale holdings, sparking heightened interest among foreign investors. While the seller remains publicly undisclosed, speculation points towards Singapore's sovereign wealth fund.
Centro Group of Australia intends to retain a 51% stake as property managers, encompassing Westfield's real estate in Auckland's Newmarket, Albany, St. Lukes, Manukau City, and Christchurch's Riccarton Mall.
Richard Kirke, Overseas Sales Director at Colliers, revealed that the non-operational 49% stake in the mentioned real estate holds a book value of approximately $1.4 billion, with individual sales also on the table. He remarked, "While full ownership of such properties offers several advantages, this is a scale rarely seen in New Zealand, drawing considerable interest."
The property portfolio includes 60 hectares of land, showing promise for further development.
Kirke added, "These propositions have already captured the attention of overseas buyers," underscoring the rarity for domestic entities in the New Zealand economy to acquire assets of this magnitude.
Reports suggest that despite the post-COVID era, the property maintains robust turnover and yields, outperforming industrial real estate.

이 부동산 포트폴리오에는 60헥타르의 토지가 포함되어 있으며, 약간의 발전 가능성을 보여주고 있다고 한다.
