‘Cruel reality’: Developers offering huge discounts to bulk buyers as interest rates bite
Despite the pressure from high interest rates in the Auckland housing market, several development companies are pouring out large discounted properties, risking potential losses. According to recent reports, an Auckland-based real estate agent revealed that amidst interest rate pressures, development firms are releasing large inventories at discounted prices, indicating potential substantial losses. However, Benson Chong agent at Ray White, explained in an interview with OneRoof that "investors with cash on hand can actually capitalize on such opportunities."
Benson also added that he expects the government's plans to ease the Bright-Line Test will provide new opportunities for developers. He anticipated that these relaxation measures would provide favorable conditions for developers who have been burdened with high interest rates.
As a result, it has been reported that recently, Massy's Triangle Road 106 emerged as a bulk offering. In addition to being contracted as a back-up proposal, several developers have shown interest in this project, as stated by the principal agent. Consequently, seven proposals have been submitted for the project, with one potential buyer suggesting that purchasing the project would be more economical than initiating a project themselves.
Furthermore, the principal agent announced that his team recently signed contracts for a new bulk offering worth $60 million, including:

Benson, the principal agent, remarked, "Developers are keen to clear all inventory. They are offering significant discounts and are ready to move on to the next project." He added that investors are actively seeking projects to purchase, aiming to leverage changes in the Bright-Line Test to avoid tax issues.
Finally, it's emphasized that despite anticipating losses in the millions of dollars, some developers are proceeding with large-scale sell-offs. Consequently, investors from Singapore, Australia, the United States, and locally are showing significant interest and intention to purchase.
