Recent statistics reveal that housing values in New Zealand maintained an overall stability in February. However, this stability comes amidst a mixed picture across various regions nationwide.
According to the report from the QV House Price Index (HPI), the average housing value across New Zealand stood at $925,812 in February, marking a slight increase of approximately 0.04% compared to the previous month. These figures are based on a three-month average by QV, reflecting the market trends over the past three months.
However, the data from QV presents a mixed bag, with half of the 16 major urban areas experiencing a decline in property values between January and February, while the other half witnessed an increase. Particularly, significant residential areas like Auckland and Christchurch experienced a decline, while Wellington and Dunedin saw an upward trend.
Among the cities experiencing a decrease in housing values, Hastings recorded the largest decline of $10,747, whereas Queenstown-Lakes saw the highest increase of $18,297.
Furthermore, Auckland, Rotorua, and Hastings were the only regions to show a quarterly decline, with average housing values at the end of February lower than those at the end of November last year.
Overall, while housing values in New Zealand maintain stability, they are approximately 13% lower compared to the peak of the market in the previous year. QV analysis in this report suggests a stabilization in housing value growth rates across major urban areas in New Zealand.

또한, 오클랜드, 로토루아, 헤이스팅스 지역은 분기별로 하락을 보인 유일한 지역으로, 2월 말의 평균 주택가치가 지난해 11월 말보다 낮은 것으로 나타났다.
