According to the plan, building heights in Mount Maunganui's city center may increase, allowing for 6-story heights within 400 meters of the shopping area and 4-story heights between 400 and 800 meters. However, some residents and businesses have voiced opposition to the plan, expressing concerns about traffic congestion, environmental pollution, and infrastructure shortages.
Air quality concerns in the Mount Maunganui (Mt Maunganui) area are also of significant interest. This region is known as one of the most polluted areas in New Zealand, with pollution from the industrial areas around Tauranga Harbour affecting residential areas. As a result, residents have voiced concerns about the increased risk of premature death due to particulate matter and insist on the necessity of addressing environmental issues.
