New Zealand Housing Market: Decreased Concerns of Decline and Shifting Buyer Sentiments
In the midst of heated discussions about the optimal time to enter the New Zealand real estate market, the latest ASB Housing Confidence Survey indicates a shift in expectations. Only 8% of respondents anticipate a continuous decline in housing prices, marking a significant 34% decrease from the previous quarter.
Particularly in the Auckland region, respondents expressing confidence that housing prices will no longer decline have notably increased. Additionally, 12% of respondents consider the current period to be favorable for purchasing, reflecting a 1% increase from the previous quarter.

ASB Economist Nathaniel pointed out, "The current issue is the high-interest rates," highlighting that it continues to be a concern for those grappling with debt repayment in real estate transactions.
He also advised that prospective mortgage borrowers should budget for the current interest rates for the next 18 months starting from next year, considering it a prudent approach.
Auckland's prices have shown superior performance compared to other regions in recent months, and while the market is expected to gradually warm up, experts believe it will take time to fully stabilize.
Kelvin Davidson of Corelogic mentioned, "Fear of falling house prices leads people to wait, save money, and purchase homes when risks diminish. It would probably be the most satisfying to buy a house when mortgage rates have peaked."
Brad Olsen of Infometric predicted that an increase in housing prices would boost buying intentions, providing new motivation to the current real estate market.
ANZ Economist Miles Workman asserted that the housing market has already found its bottom, attributing the significant increase in net assets in 2020 and 2021 to the ongoing sustainable adjustments in housing prices.
KiwiBank Economist Jarrod Kerr forecasted a 5%-7% increase in housing prices by the end of next year, anticipating a substantial reversal from the previous 17% decline.
Experts emphasized that the real estate market is stabilizing, and with the easing trend in interest rate hikes, an upward trajectory in the stock market is expected.
