BNZ Bank Forecasts 7% Increase in House Prices Next Year After Stabilization

 

According to a recent report from BNZ Bank, house prices are expected to remain stable through the end of this year before rising by 7% in the coming year.

On August 27, BNZ Bank's chief economist, Mike Jones, stated that "a decrease in interest rates will gradually boost demand and housing transactions," which is anticipated to invigorate the housing market. He explained that "while demand is increasing, it is unlikely that prices will fall further even with an increase in available properties." Indeed, data from the Real Estate Association shows that the number of properties on the market in July this year has increased by approximately one-third compared to the same period last year.

Jones predicted that "house prices will experience a modest increase by the end of the year," adding that while the labor market may worsen further, a sharp drop in mortgage rates could revitalize the housing sector. He noted that the rise in inquiries and confidence among potential buyers reflects an improvement in loan accessibility and a reduction in previous concerns about rising interest rates.

Jones anticipated that after stabilizing, house prices will rise by 7% annually next year. However, he emphasized that this should be viewed as part of a long-term recovery rather than a temporary surge, and prices are not expected to reach the peaks seen three years ago. He also noted that house prices are still operating at relatively low levels and that changes in mortgage rates typically take about six months to impact house prices.

He projected that BNZ Bank would reduce variable mortgage rates from the current 8% to a range of 6% by mid-next year, with wholesale markets reflecting a benchmark interest rate of around 3% by the end of next year. Although retail rates may not decrease as rapidly as they did over the past month and a half, the potential for a longer-term decline remains significant.

Jones also forecasted that two-year fixed mortgage rates will approach 5% by mid-next year, while five-year fixed rates are expected to hover around 5.4%.

존스는 “집값이 안정된 이후 내년에는 연간 7% 상승할 것으로 예상되지만, 이는 일시적인 도약이 아니라 장기적인 회복의 일환”이라며 “집값이 3년 전의 정점에 도달하지는 않을 것”이라고 덧붙였다. 그는 “현재 집값은 여전히 낮은 수준에서 움직이고 있으며, 모기지 금리 변화가 집값에 반영되는 데는 일반적으로 6개월이 걸린다”고 설명했다.

그는 BNZ은행이 내년 중반까지 변동 모기지 금리를 현재의 8%에서 6% 범위로 낮출 것으로 예상하며, 도매시장은 내년 말 기준금리를 3%로 반영할 것이라고 밝혔다. 이는 소매 금리가 과거 한 달 반 동안처럼 빠르게 떨어지지는 않겠지만, 장기적으로는 금리 하락 여지가 크다는 것을 시사한다고 강조했다.

존스는 “2년 고정 모기지 금리는 내년 중반까지 5%에 가까워질 것이며, 5년 고정 모기지 금리는 약 5.4%가 될 것”이라고 전망했다.
