Auckland Landlord Fined $14,000 for Illegal Leasing Practices
An Auckland landlord has been fined $14,000 for violating the law by operating lease agreements according to her own preferences. The Ministry of Business, Innovation and Employment (MBIE) disclosed that Rebecca Jane Allcock applied the residential tenancy law only when it benefited her.
Jane Allcock faces allegations of attempting to evade legal obligations to tenants on multiple occasions. MBIE stated that she has been ordered to compensate $14,700 to four tenants who suffered damages due to her actions.
Consequently, Allcock has been placed on a three-year probation by the tenancy tribunal. She has been warned that any further breaches during this period could lead to fines of up to $3,600.
MBIE criticized Allcock for failing to lodge bonds, provide necessary insulation, maintain health standards in properties, and furnish insurance details. These actions were uncovered during an audit by Tenancy Services in 2022, which subsequently alerted MBIE to concerns regarding Allcock's compliance with the law.
Brett Wilson, manager of the compliance and investigations team, emphasized that landlords cannot simply refuse to abide by the law.

올콕은 여러 차례에 걸쳐 임차인들에게 법적인 의무를 회피하려 시도했다는 혐의를 받고 있다. MBIE는 이로 인해 4명의 세입자가 입은 피해를 보상하기 위해 14,700달러의 손해배상금을 지급하도록 명령했다고 밝혔다.
이에 따라 올콕은 임차 재판소로부터 3년의 집행유예를 선고받았다. 이 기간 동안 추가적인 법 위반 시 최대 3,600달러의 벌금이 부과될 수 있다는 경고를 받았다.
MBIE는 "올콕이 본드를 예치하지 않거나 필수적인 단열재와 건강한 주택 기준, 보험 명세서를 제공하지 않은 사실을 발견했다"며 그녀의 행위를 비난했다. 이러한 조치는 2022년 테넌트 서비스의 감사 결과에서 시작되었으며, 그 후 MBIE는 올콕의 법 위반 우려를 경고받았다고 전했다.
임차 규정 준수 및 조사 팀 관리자 브렛 윌슨(Brett Wilson)은 "집주인은 법을 거부할 수 없다"며 집주인들에 대한 엄격한 법적 준수를 강조했다.
