Auckland North Shore: New Zealand's Highest Rent-Paying Area
According to recent data from TradeMe, tenants in the Auckland North Shore area faced an average rent increase of $30 in July, bringing their monthly rental cost to $730. Meanwhile, in the same month, Porirua saw a significant 15% surge in rental prices, reaching $695 per month, and Auckland's Manukau area recorded a new high of $690 per month, up by $10.
TradeMe's real estate sales representative, Gavin Lloyd, stated, "After a substantial increase in rental prices in New Zealand's major regions over the past year, it's now the slightly more distant areas that are emerging as the highest rental areas." He added, "It seems that Kiwis are opting for a bit more space and a peaceful environment, even if it means a longer commute."
Surprisingly, Tauranga made its way into the top 10 rental areas, with a median weekly rent of $680, surpassing rental costs in Auckland's central and Wellington's central areas, securing the 6th position. Lloyd noted, "Taupo is preferred for its beachfront location and relaxed lifestyle."
Lloyd also explained that rental costs in Auckland's central and Wellington's central areas appear relatively lower due to the prevalence of townhouses, apartments, and units in these regions.
Nationally, rental housing supply decreased by 17% compared to the previous year in August, while demand increased by 14%, causing rental prices to surge. In August, the median rental price increased by 7% compared to a year ago, reaching $620.
Lloyd concluded, "Rental prices in the Canterbury region are at $570, Northland at $590, and Otago at $560, with each region recording its highest rental rates."
