Over the past three months, the housing market has gradually gained momentum, showing the most robust surge in the last two years. According to recent data from CoreLogic, the national Home Price Index (HPI) increased by 1% in December, following rises of 0.7% in November and 0.4% in October.

Kelvin Davidson, Senior Property Economist at CoreLogic New Zealand, attributed this heightened momentum to a culmination of factors, including the peak in interest rates, a favorable labor market, and emotional shifts tied to elections. He remarked, "While the pressure is easing, constraints persist, as mortgage interest rates, despite a slight decline, continue to maintain high levels."

The December surge marks the most significant monthly increase since January 2022, with the average home value reaching $924,489. However, Davidson cautioned against anticipating a linear or excessively strong recovery, stating, "I don't expect 2024 to be a year of dramatic rebounds, but there is momentum for growth at the moment."

Notably, in December, Tauranga, Auckland, and Christchurch all recorded growth rates of over 1%, expanding the surge in major hubs. In contrast, Gisborne, despite a 0.4% increase since September, recorded a monthly decline of 2.5%, while Napier also experienced a drop in December.

Davidson remarked, "Given the nature of markets, there's no real surprise in seeing occasional small declines in specific markets amid an overall upward trend." He also predicted a somewhat uneven upward trajectory in 2024, emphasizing that real estate prices are lower than the peak but still around 25% higher than pre-COVID levels.

The national property value has decreased by 3.3% compared to this time last year, maintaining a level 11.4% lower than the peak two years ago.

특히, 12월에는 타우랑가, 오클랜드, 크라이스트처치가 모두 1% 이상의 상승률을 기록하며 주요 중심지에서 상승폭이 확대되었다. 반면에 기스본은 9월 이후 0.4% 상승했음에도 불구하고 월간 2.5%의 하락률을 기록했으며, 네이피어도 12월에 하락했다.

데이비드슨은 "상승하는 추세 속에서도 매월 작은 낙폭을 보이는 특정 시장이 항상 존재하기 때문에 실질적인 놀라움은 없다"며 "일반적인 모멘텀은 확실히 상승하고 있습니다"고 말했다. 그는 또한 2024년이 약간 고르지 못한 상승세를 보일 것으로 예상하면서 부동산 가격이 최고점보다 낮지만 여전히 코로나 이전보다 25% 정도 비싸다고 강조했다.

국가 부동산 가치는 작년 이맘때보다 3.3% 낮아져, 2년 전의 최고치보다는 11.4% 낮은 수준을 유지하고 있다.
