National new home building permits in November of the previous year recorded a significant 24% decrease compared to the same period last year. According to statistics released on January 11, a total of 38,209 new home building permits were issued during this period, indicating a sharp decline from the previous year's figure of 52,209.

Officials from the statistics bureau explained that annual new home building permits have been consistently decreasing since May 2022, reflecting a downward trend from the peak figures of the past few years. Particularly noteworthy is the decline in multi-unit housing, including apartments and townhouses, which saw a 22% decrease, totaling 22,251 permits compared to the same period last year. Single-family homes also experienced a 27% decrease, falling to 15,958 permits.

This trend of multi-unit housing surpassing single-family homes has been evident since March 2023. Statistics officials pointed out that in Auckland, multi-unit housing permits have been more than double those for single-family homes since November 2020.

Breaking down the types of housing in Auckland, permits for townhouses, flats, and units decreased by 26%, totaling 9,427 permits, while apartment permits saw a significant 45% decrease, totaling 1,724. Retirement village permits decreased by 26%, totaling 599.

On a regional level, all areas except Gisborne and Marlborough experienced a decline in annual building permits by November. Auckland, in particular, witnessed a 27% decrease, totaling 15,872 permits, while Canterbury saw a 19% decrease at 7,158 permits. Waikato recorded a 26% decline with 3,589 permits, and Wellington experienced a 28% decrease with 2,743 permits.

Meanwhile, the nationwide monthly building permit count for November revealed a 36% decrease compared to November 2022, with a total of 2,958 permits.
