New Zealand Housing Market Shows Sluggish Growth... Irregular Changes in Property Values Across Cities
The housing market across New Zealand has recently displayed signs of slowing down. According to the Housing Valuation Office, while property values have increased in all major regions, the rate of increase remains at a very modest level.
The nationwide average property value recorded in December last year was $905,070, showing a decline from the 2.3% increase at the end of November. Among the major regions, Rotorua (6%↑) and Tauranga (3.3%↑) recorded the highest average property value increases in December.
However, in major cities such as Auckland (1.9%↑), Wellington (2.4%↑), and Christchurch (2.5%↑), the growth rate has faltered. James Wilson, General Manager of the Housing Valuation Office, noted that the latest data reveals the current instability in the market, stating, "Relatively low transaction volumes are being recorded in many regions nationwide, making it challenging to accurately predict overall value changes."
Wilson analyzed that while there was an increase in housing demand in October and November last year, it stagnated in December, speculating that there might be a hold on housing transactions during the summer. He also forecasted, "January will be a month to gauge the market trends. With an expected increase in listings, housing values are likely to rise slowly."
Wilson highlighted the ongoing high levels of net migration, contributing to increased demand and putting pressure on the rental market. He also mentioned the potential impact of the reintroduction of interest deductibility for property investors on the housing market. However, he emphasized that the current primary factor influencing property value growth is interest rates, predicting that rates will remain at their current levels throughout 2024, in line with the central bank's efforts to control inflation.

뉴질랜드 전역의 주택 시장이 최근 주춤한 모습을 보이고 있다. 주택감정원에 따르면, 모든 주요 지역에서 주택 가치는 상승했으나, 상승폭은 매우 낮은 수준에 머물고 있다.
작년 12월에 전국적으로 기록된 평균 주택 가치는 905,070달러로, 11월 말의 2.3% 상승에서 하락한 결과를 보였다. 주요 지역 중에서는 로토루아(6%↑)와 타우랑아(3.3%↑)가 12월에 가장 높은 평균 주택 가치 상승률을 기록했다.
그러나 대도시에서는 오클랜드(1.9%↑), 웰링턴(2.4%↑), 크라이스트처치(2.5%↑) 등에서는 성장세가 주춤했다. 주택감정원의 제임스 윌슨 총괄 매니저는 최신 데이터가 현재 시장의 불안정성을 드러낸다고 언급하며 "전국 많은 지역에서 상대적으로 낮은 거래량이 기록되고 있어 전체적인 가치 변화를 정확히 예측하기 어렵다"고 밝혔다.
윌슨 매니저는 작년 10월과 11월에 주택 수요가 증가했지만 12월에는 정체된 것으로 판단하며, "여름 동안 주택 거래를 유보한 경우가 있을 것"이라고 분석했다. 그는 또한 "1월은 시장의 동향을 가늠해볼 수 있는 달이 될 것"이라고 전망했으며, "매물이 늘어날 것으로 기대하며, 주택 가치가 천천히 상승할 것"이라고 덧붙였다.
윌슨은 높은 순 이주민 수준이 계속되고 있어 수요가 증가하고, 임대 시장에 부담을 주며, 부동산 투자자들에게 이자 공제 재도입이 주택 시장에 미칠 영향에 대해서도 언급했다. 그러나 그는 현재 주택 가치 증가에 가장 큰 영향을 미치는 것은 금리라며, 중앙은행의 인플레이션 조절 노력에 따라 2024년 내내 금리가 현재 수준으로 유지될 것으로 예상된다고 덧붙였다.
