According to the latest data released by Barfoot & Thompson, the housing market in December exhibited vibrancy while experiencing a decline in certain indicators. In the Auckland region, the first week of December saw 275 homes entering the market, followed by a reduction to 258 in the second week. By the week before Christmas, the number further dropped to 227.

Peter Thompson, the representative of Barfoot & Thompson, noted, "The Auckland housing market maintained a robust upward trend since August, concluding 2023 on a high after 12 months. The strong sales in December have set a positive tone for the beginning of 2024."

However, a crucial point to note is the decline in the average selling price. Compared to the previous year's $1,104,030, 2022 recorded a decrease of $72,057, bringing the average to $1,031,973. This is interpreted as a signal that the housing market is becoming more challenging due to higher interest rates.

When examining the residential real estate market across various categories such as apartments, detached houses, townhouses, and rural properties, a total of 4,383 properties were purchased.

The company's spokesperson added, "The Auckland housing market maintained strong growth in terms of both price and sales volume since August, successfully concluding 2023 with positive momentum."

Senior real estate economist Kelvin Davidson highlighted on December 13th that nationwide home sales had halved. He emphasized, "2023 was an overall year of significant decline in home sales," underscoring the challenges in the real estate market.
