In the New Zealand housing market, the latest report reveals that December 2023 witnessed the lowest number of new home listings in history.

According to data released by Realestate.co.nz, the 4,828 new home listings in December 2023 marked a 6.4% decrease compared to the same period last year, reaching the lowest point since April 2020.

Realestate.co.nz spokesperson Vanessa Williams emphasized that excluding the initial COVID-19 lockdown in April 2020, this month's new home listings are the lowest in New Zealand's history. Particularly, Auckland recorded its lowest figure in 16 years, with 1,392 new listings, reflecting the impact of restrictions on the market since the initial COVID-19 lockdown in April 2020.

Williams noted that while it is typical for new listings to decrease in December, this year's decline is more significant than usual. She explained, "The last time we saw such low levels was in December 2019, with only 5,528 listings nationwide, including just 1,422 in Auckland," emphasizing the remarkably low figures compared to the previous month.

She further highlighted, "This is in stark contrast to November, where over 10,000 new listings entered the market, underscoring the unique dynamics of the current real estate landscape." Nationally, 11 out of 19 regions experienced a decrease in listings, with Gisborne and Taranaki leading the decline by 32.1% and 26.1%, respectively.

However, some regions saw an increase in new listings, notably Coromandel with a 21.9% year-on-year growth, totaling 117 new listings, and Marlborough, which experienced a 14.5% increase, reaching 79 new listings. Williams explained, "Regions like Coromandel often exhibit unique resilience during holidays. The allure of coastal living and vacation homes tends to keep sales activity robust during this period."

The nationwide average home price showed a mixed trend, with the Central Otago region recording a 16.2% year-on-year increase, reaching $1,590,855. Williams added, "The Central Otago region is a lifestyle destination, boasting the highest average home price in New Zealand, surpassing Auckland by $500,000, despite being distanced from major business hubs."

전국 평균 호가는 중부 오타고 지역이 전년 동기 대비 16.2% 상승한 1,590,855달러를 기록하며 혼조세를 보였다. 윌리엄스는 “중부 오타고 지역은 라이프스타일 지역이다. 주요 비즈니스 중심지와 거리가 있음에도 불구하고 오클랜드보다 50만 달러 더 높아 뉴질랜드에서 가장 높은 평균 호가를 기록했다”고 덧붙였다.
