Economists at Kiwi Bank predict that the surging number of immigrants will drive the real estate market, surpassing expected housing prices for the upcoming year. In their latest economic outlook, Kiwi Bank announced an update on next year's economic activities, anticipating the continuation of substantial immigration and a resulting increase in demand for various properties, including housing.
Moreover, the forecast suggests that the surge in immigration, coupled with climate change-induced housing losses, will exacerbate the shortage of housing, leading to a worsening situation. In response, the new government is expected to consider measures such as mortgage interest deductions, shortening the Bright Line Test period to entice investors, and contemplating additional infrastructure and incentives for new constructions, as analyzed by Kiwi Bank. Additionally, they have highlighted an expected decrease in interest rates by the year 2024.
Experts from Infometrics, an economic analysis institution, reported that Auckland experienced its first year-over-year price increase in November, with the number of sold properties rising by 12.2% compared to the previous year. However, due to labor market instability and ongoing economic issues, the scope of housing price increases is still expected to be limited. According to Trademe data, the average housing price has shown a restrained trend, increasing by only 0.5% compared to October.
ASB economists pointed out that current housing prices have increased by approximately 2.3%, emphasizing that the recovery is still at a modest level. Consequently, the housing market is assessed to be in a nascent stage of recuperation.
