New Zealand Housing Market Anticipates Gradual Recovery
The housing market in New Zealand continues its steady improvement; however, prospects for next year suggest a more subdued and quiet recovery. According to the November housing market report released by the Quotable Value (QV), the average home value increased by 0.7% in October, marking a fourth consecutive monthly rise and a quarterly growth rate of 2.3%.
The nationwide average value reached $914,017 in October, showing an increase of $6,630, yet the overall market still maintains a 3.3% decline since the beginning of the year. James Wilson, Manager at QV, noted that the housing market stabilized after a decline earlier in the year and is currently in a phase of recovery. However, he emphasized that future growth is expected to be gradual, resembling a typical housing market with a return to previous levels of transaction volume and sales duration.
Wilson warned that high interest rates and economic challenges may pose obstacles to market recovery. While values increased in 14 out of 16 major regions, Taupō and Marlborough showed a slight decrease. Notably, Rotorua, Hastings, and Wellington experienced the most significant growth during this quarter.
Wilson highlighted that first-time homebuyers are driving the improvement in the housing market, and the influx of immigrants is supporting demand. However, he expressed uncertainty about the strength of the recovery. Considering the impact of the new government's policies, Wilson added, "It will be interesting to see if a substantial number of investors return to the market in the first half of 2024. Given that mortgage pain seems set to persist into 2024, they too will face economic constraints like everyone else."

뉴질랜드의 부동산 시장이 지속적으로 개선되고 있으나, 내년의 회복세는 더욱 완만하고 조용할 것으로 전망된다. 주택감정원(QV)이 발표한 11월 주택 시장 보고서에 따르면, 10월에는 주택 평균 가치가 0.7% 상승하여 4개월 연속으로 상승세를 보였으며, 분기별로는 2.3%의 상승률을 기록했다.

윌슨 매니저는 높은 금리와 경제 문제가 시장 회복에 도전이 될 것이라고 경고했으며, 16개 주요 지역 중 14곳에서는 가치가 상승했지만, 타우랑가와 말보로 지역은 소폭 하락한 것으로 나타났다. 특히, 로토루아, 헤이스팅스, 웰링턴이 이번 분기 동안 가장 큰 상승률을 보였다.
윌슨 매니저는 생애 첫집 구매자들이 주택 시장 개선을 주도하고 있으며, 이주민 증가도 수요를 뒷받침하고 있지만, 회복세의 강도에는 물음표가 붙는다고 말했다. 또한, "새 정부의 정책을 고려할 때, 2024년 상반기에 상당 수의 투자자가 시장으로 복귀할지 지켜보는 것도 흥미로울 것이다. 모기지 고통이 2024년에도 계속될 것으로 보이기 때문에 그들도 다른 모든 사람과 마찬가지로 경제적 제약으로 어려움을 겪을 것"이라고 덧붙였다.
