Real estate experts are forecasting that the new government's housing policies will have a positive impact on homeowners and investors, but concerns are rising among tenants about increased burdens. While the opposition's push to relax regulations for foreign homebuyers was abandoned during the coalition formation process, the new government plans to continue reviewing real estate policies.
This includes shortening the existing 10-year Bright-Line Test period to 2 years and gradually reintroducing the policy of deducting mortgage interest for homeowners. As a result, investors falling under this category can claim 100% of the mortgage interest costs as necessary expenses. Kristin Sutherland of the Auckland Real Estate Investors Association mentioned that the elimination of the interest deduction policy had increased the burden on homeowners, and she anticipates a reduction in their burden with the policy reinstatement.
However, Tenant Association President Jodi Rogers expects future difficulties for tenants in finding homes due to a decrease in the supply of rental housing. She pointed out that landlords not receiving tax deductions may absorb the costs, resulting in minimal benefits for actual tenants. With the reintroduction of a 'no-cause eviction' policy, landlords can now terminate lease agreements with a 90-day notice without providing a specific reason. President Rogers expressed concern that more people will lose their homes, feeling unsettled and uncomfortable, unable to settle into someone else's home.
