Trade Me Reports Ongoing Increase in Weekly Rental Rates in New Zealand
According to Trade Me, over the past year, weekly rental median values have risen by over 10% in six regions of New Zealand. The latest rental data reveals that in September, the nationwide weekly rental median remained at $620 for the fourth consecutive month.
This marks a 7.8% increase compared to the same period last year, translating to tenants having to pay an additional $45 per week on average. Gavin Lloyd, spokesperson for the real estate sector at TradeMe, explained that this additional amount adds up to $2,340 annually, constituting a significant portion of weekly expenditures.
Notably, Northland experienced a 14.9% surge, bringing the weekly rental median to $580. Marlborough and Auckland also saw increases of 14% and 11.7%, resulting in weekly rental medians of $570 and $670, respectively.
Taranaki, Bay of Plenty, and Canterbury regions witnessed respective increases of 11.1%, 10.2%, and 10%, leading to weekly rental medians of $600, $650, and $550. Wellington saw a 6.7% rise, reaching a weekly median of $640.
Lloyd, referencing Trade Me data, confirmed a current imbalance between demand and supply in the rental market. Although the number of rental listings on Trade Me decreased by 16% annually in September, inquiries increased by 11%, indicating a sustained growth in demand.
The Auckland region, in particular, exhibits the most significant gap between supply and demand, with a 26% decrease in rental listings and a 28% increase in inquiries. Lloyd noted that rental prices in Auckland continue to rise, reaching a new record in September with a weekly rent of $770 for 3-4 bedroom rental properties. He added that the likelihood of landlords reducing rental prices remains very low.
