New Zealand Real Estate Market on the Rise with Increase in First-Home Buyers
New Zealand's housing market is showing an upward trend, fueled by a surge in first-home buyers.
According to the latest Housing Price Index from the Real Estate Institute of New Zealand (QV), the average housing price in September rose by 0.9% over the three-month period from August, indicating a generally stable housing market over the last three months.
James Wilson, manager at QV, mentioned, "The most fitting term to describe the current housing market is 'stable,' yet there are clear signs of recovery." He explained, "The housing market is in the process of recovery, primarily led by those purchasing their first homes. While they have been the most active group so far, we are now witnessing an expansion beyond the initial stage."
The average price of New Zealand homes is $899,256, with increases led by areas such as Invercargill (up by 3.2%), Auckland (up by 1.6%), Wellington (up by 1.5%), and Queenstown (up by 0.9%). However, exceptions include areas like New Plymouth, which experienced a 1.5% decrease in September, and Waikato, where prices dropped by 1.8%, along with the Nelson region.
Wilson mentioned, "Wellington appears to be undergoing a shift in market sentiment in major regions after experiencing a significant price drop at the end of 2021." He also highlighted the role of record immigration in stimulating housing demand, stating, "Competition is putting pressure on price increases, and the overall supply of new housing on the market remains relatively stable."
Wilson added, "We anticipate an increase in housing listings post-election, but uncertainties persist, especially if a robust economic downturn continues, as markets tend to be less responsive to uncertainty."
