Housing Market Faces Downward Revision, Warn BNZ Economists
Contrary to predictions made by economists at the Bank of New Zealand (BNZ), this year's housing market is falling short of expectations, they cautioned. They revealed that despite earlier forecasts of a 5% increase, the market has only seen a modest 2% rise.
Mike Jones, BNZ's Chief Economist, in the latest edition of 'Property Pulse,' highlighted that the current situation is expected to persist, citing elevated mortgage rates along with deteriorating economic and labor markets, and a surge in unsold real estate inventory. He still anticipates a 7% increase in housing prices by 2025.
Jones, citing housing data from the Real Estate Institute of New Zealand (REINZ), pointed out that the Housing Price Index (HPI) essentially remained stagnant from January to April.
This scenario revealed a marginal 3% increase in housing prices compared to the February 2023 quarter. He noted an uptick in First Home Buyer (FHB) activity, but conversely, investors expressed "diminished interest."
The positive impact of recent government policy changes regarding investor taxation faces practical challenges such as high interest rates, skyrocketing insurance premiums, rates, and maintenance costs, resulting in dwindling investor interest in the short term.
While upcoming changes in the tax period in July may prompt increased selling intentions among investors, Jones suggested that such impacts are expected to be limited.

존스는 최근 뉴질랜드 부동산 연구소(REINZ)의 주택 데이터를 인용하여 1월부터 4월까지 주택 가격 지수(HPI)가 본질적으로 성장하지 않았다고 밝혔다.
이러한 상황은 주택 가격이 2023년 2월 분기보다 약 3% 상승한 것으로 나타났다. 그는 첫 주택 구매자(FHB)의 활동이 증가했다고 언급했지만, 반면에 투자자들은 "관심이 적다"고 밝혔다.
신규 정부의 투자자 세제 정책 변화로 인한 긍정적인 영향이 고금리, 치솟는 보험료, 금리, 유지비 등의 현실적인 도전에 직면하고 있으며, 단기적으로 투자자들의 관심이 줄어들고 있다.
7월에 다가오는 과세 기간 변화가 투자자의 매도 의향을 증가시킬 수 있지만, 이러한 영향은 제한적일 것으로 예상된다고 존스는 말했다.
