New Zealand Housing Market: Decreased Sales Volume, Yet Prices on the Rise
Despite an increase in both existing and new property listings, the New Zealand housing market experienced a decline in sales volume last month, continuing its uncertain trajectory. According to the Real Estate Institute of New Zealand (REINZ), the latest housing price index revealed a 0.8% decrease compared to the previous month but a 2.8% increase from the same period last year.
Zen Beard, CEO of REINZ, highlighted that while sales volume plummeted by over 17% last month, it surged by a quarter compared to the same period last year. Particularly noteworthy was the increase in sales activity across 15 out of 16 regions compared to April, with 10 regions marking growth rates exceeding 20%, and Marlborough boasting a remarkable 46% surge, the highest among all regions.
However, Beard cautioned that "sales figures in many regions still fall below long-term averages." The average days on market decreased by three days to 43 compared to 2023.
Nationally, the average median sales price rose by 1.3% from $780,000 to $790,000 compared to the previous year but declined by the same percentage from $800,000 in March. Beard noted, "The national median sales price has seen a continuous year-on-year increase for three months, indicating a recovering sales momentum."
She also emphasized, "Sellers in need of swift transactions and unwilling to wait any longer must set realistic expectations for both price and the time required for property transactions."
The nationwide inventory increased by 35% year-on-year to 9,636 listings, indicating a rise from early 2024. Beard explained, "As we transition into autumn, the housing market is showing increased activity, with rising sales and more options for buyers."
However, concerns about potential interest rate hikes and job losses continue to make some buyers cautious. While many find current price levels attractive, it appears that considerable deliberation precedes their decisions.
Similarly, while some sellers are actively listing their properties and meeting market demands, others still prefer to wait it out.
