Mike Jones, Chief Economist at BNZ (Bank of New Zealand), forecasts a stabilization in the upward trend of housing prices in the first half of this year and accordingly adjusted expectations.
According to Jones, as stated in the recent BNZ Real Estate Trends Report, "We anticipate housing prices to increase by approximately 5% this year." This figure is lower than the previously predicted 7% increase.
In the report, he explained, "There isn't expected to be significant activity in the housing market in the first half of this year," citing "suppressed demand due to high mortgage rates and economic burdens, resulting in offsetting effects of favorable population growth and policy support in the market."
Jones stated, "Efforts are being made to address current oversupply in the market, with the number of unsold homes reaching a seven-year high."
However, Jones forecasts a market recovery in the second half of the year, stating, "We anticipate some increase in housing market activity in the latter half of the year." The report also added, "An increase in demand is expected in the latter half due to a shortage in new housing construction and a decrease in mortgage rates for home loans."
The impact of Debt-to-Income (DTI) ratio restrictions on the market is expected to be limited, but the relaxation of Loan-to-Value (LTV) ratio restrictions and tax changes for investors are analyzed to act as positive 'support' for the market.

BNZ(Bank of New Zealand)은행의 수석 경제학자 마이크 존스는 올해 상반기에는 주택 가격 상승세가 안정될 것으로 전망하며 이에 따른 기대치를 조정했다.
존스는 최근 발표된 BNZ 부동산 동향 보고서에서 "올해 주택 가격이 약 5% 상승할 것으로 예상한다"고 언급했다. 이는 이전에 예측된 7%의 상승률보다는 낮은 수치이다.

그러나 존스는 하반기에는 시장이 회복될 것으로 전망하며 "하반기에는 주택 시장 활동이 다소 활발해질 것으로 예상된다"고 말했다. 보고서는 "하반기에는 새로운 주택 건설 부족과 주택담보대출 금리 인하로 인한 수요 증가가 예상된다"고 덧붙였다.
총부채상환비율(DTI) 제한의 도입이 시장에 미치는 영향은 제한적일 것으로 전망되지만, 총부채상환비율(LTV) 제한의 완화와 투자자들을 위한 세제 변화는 시장에 긍정적인 '지원'으로 작용할 것으로 분석됐다.
