In a significant downturn, the issuance of new residential building permits across New Zealand hit its lowest level in five years as of January. According to the latest data from the statistics bureau, a total of 1,991 permits were approved, marking a 28% decrease compared to January 2023.
The statistics released last week revealed that January's new residential building permits for this year were the lowest in any January over the past five years. Particularly, standalone houses numbered 899, witnessing a 16% drop compared to the same period last year. Officials pointed out that this figure staying below 1,000 units is the first time since April 2012.
Dwellings including townhouses, flats, units, apartments, and retirement villages saw a total of 1,092 permits, experiencing a 36% reduction compared to the previous period. Notably, apartment permits plummeted by 67% to 123, and retirement village permits decreased by 80% to 70.
It's worth noting that permits for apartments and retirement villages, even within the category of dwellings, can fluctuate significantly due to large-scale projects. Last January, the figures were inflated due to the impact of several large projects, influencing the current year's statistics.
Taking seasonal variations into account, January's new residential building permits decreased by 8.8% compared to December of the previous year. However, December of the preceding year had seen a 3.6% increase over the month before.
Looking at the annual figures up to January, the total number of new residential building permits stood at 36,453, reflecting a 26% decrease compared to the same period last year. Notably, permits for dwellings reached 29,466, down by 26%, and standalone houses decreased by the same proportion to 15,507.
On a regional basis, permits decreased in most areas, excluding Gisborne, up to January. Among the major cities, Auckland experienced a 28% decline compared to the previous year, while Canterbury, Waikato, and Wellington recorded declines of 24%, 27%, and 41%, respectively.

또한, 계절적 영향을 감안할 때, 올해 1월의 신규주택 건축허가는 지난해 12월 대비 8.8% 감소했다. 그러나 작년 12월은 이전 달 대비 3.6% 증가한 바 있다.
1월까지의 연간 기준으로 보면, 전체 신규주택 건축허가는 총 3만 6,453건으로, 전년 동기 대비 26% 감소한 결과가 나왔다. 특히 공용주택은 2만 946건으로 26% 감소했으며, 단독주택도 1만 5,507건으로 동일한 비율로 감소한 것으로 확인되었다.
지역별로는 기스번을 제외한 대부분의 지역에서 1월까지의 허가가 줄었다. 특히 대도시 중에서는 오클랜드가 전년 대비 28% 줄었으며, 캔터베리와 와이카토, 웰링턴도 각각 24%, 27%, 41%의 감소세를 기록했다.
