Barfoot & Thompson made headlines in February as they recorded robust real estate sales, signaling a shift in market dynamics with a significant surge in new property listings. The real estate agency confirmed the presence of a substantial number of homes in the market by selling 633 residential properties last month.
This represents a notable 54% increase compared to February of the previous year, highlighting a pronounced vitality in the real estate market. However, it's worth noting a 16% decrease compared to February 2022 and a 44% drop compared to February 2021. When considering long-term sales figures, last month's sales are estimated to be slightly below the average.
Particularly noteworthy is the registration of 2,255 new listings in February by Barfoot, marking the highest level since 2017 and showcasing a dynamic movement in the real estate market. As a result, the number of residential properties listed in Barfoot surged to 5,382 by the end of February.
While both average and median sale prices saw a modest increase compared to January, they remained lower than the figures at the end of last year. The average selling price in February was $1,116,150, a 3% increase from January but a 5.5% decrease from December. The median sale price rose by 0.4% to $970,000 compared to January but experienced a 6.7% decrease compared to December.
Peter Thompson, the CEO of Barfoot and Thompson, emphasized the dual impact of the increased housing inventory, stating, "The surge in new listings creates a dual effect of a buoyant market amid the downward cycle in the real estate market." He further added, "Buyers are experiencing the normal hesitation in timing their purchases regarding price and mortgage rates, injecting vibrancy into the market."

바풋 앤 톰슨의 피터 톰슨 대표는 "새로운 주택 매물이 증가하면서 2011년 이후 가장 큰 구매자 시장이 형성되고 있다"며 "주택 매물의 늘어남은 신규 매물과 함께 부동산 시장의 하향 사이클에서의 부상이라는 이중적인 영향"을 강조했다. 그는 또한 "구매자들은 가격 및 모기지 금리 측면에서 타이밍을 맞추려는 정상적인 망설임을 겪고 있으며, 이는 시장에 활기를 불어넣고 있다"고 덧붙였다.
