Sir John Key reveals his prediction for the housing market
Former Prime Minister John Key has forecasted that those who have not yet owned a home may not be pleased with his predictions on the real estate market. Resigning from the ANZ board on Tuesday, February 27, he appeared on a broadcast, foreseeing a doubling of housing prices within the next 10 years.
Discussing the future trends of the real estate market, Key pointed out immigration, rising costs, and salary increases as factors contributing to the rise in housing prices. Despite a decrease in New Zealand's December quarterly annual inflation rate to 4.7%, it still significantly exceeded the central bank's target.
The Reserve Bank of New Zealand (RBNZ) announced on Wednesday that it would maintain the official cash rate (OCR) at 5.5%, a measure taken amidst a 525bp increase in the benchmark rate since the end of 2021 to curb inflation. According to real estate association data, the median home price dropped from its peak in November 2021 to $760,000 in January, influenced by recent mortgage cost increases and inflation.
However, CoreLogic mentioned that housing prices are still globally "expanding." The CoreLogic Housing Price Index rose by 2.1% quarter-on-quarter until January, showing signs of a rebound after the decline.
In an interview with AM host Melissa Chan-Green, John Key expressed his belief that interest rates will decrease starting next year. However, he argued that even with high-interest rates persisting, housing prices could still potentially double within the next 10 years, emphasizing, "Inflation has not disappeared."
"New Zealand may be a small country, but its population continues to grow. With positive impacts from immigration, housing demand will keep rising. Domestic moves will also continue in major cities," he emphasized.
John Key also anticipated that the increase in general costs would contribute to the rise in housing prices. "What will become cheaper in 10 years? Will plumbing or electrical costs decrease? One thing to remember is that wages are increasing every year, resulting in improved mortgage repayment abilities."
These remarks come amid growing concerns about domestic inflation. Independent economist Cameron Bagrie evaluated that New Zealand is still "far away" from returning domestic inflation to the target range.

존 키 경은 AM 진행자 멜리사 찬-그린과의 인터뷰에서 내년부터 금리가 하락할 것으로 믿는다고 밝혔다. 그러나 그는 "인플레이션은 사라지지 않았다"며 고금리가 계속되는 동안에도 주택 가격이 10년 내에 여전히 "잠재적으로" 두 배로 오를 수 있다고 주장했다.

이러한 발언은 국내 인플레이션에 대한 우려가 높아지는 가운데 나왔다. 독립 경제학자 카메론 바그리는 뉴질랜드가 국내 인플레이션을 목표 범위 내로 되돌리기 위해서는 "아직 멀었다"고 평가했다.
