Immigrant Home Purchase Rate Continues to Decline

 

According to recent data from Statistics New Zealand, the proportion of homes purchased by immigrants holding residence visas has decreased to 12% for the quarter ending June 2024. This indicates a reduction in the role that immigrants play in the residential real estate market.

In the third quarter of last year, the share of home purchases by immigrants peaked at 14.3%, but it has since shown a decline for three consecutive quarters. Data series starting from the fourth quarter of 2016 reveal a steady increase in immigrant home purchases, culminating in the peak figure recorded in the third quarter of last year.

During the June 2024 quarter, purchasers with residence visas accounted for 4.3% of all residential property sellers, a drop from 5.1% in the March 2021 quarter. Over the 12-month period ending June 2024, 16,704 homes were transferred to residence visa holders, representing 13.3% of total sales.

Conversely, residence visa holders sold 5,370 homes during the same period. However, the actual role of immigrants in the real estate market is likely greater than these figures suggest. Many immigrants are obtaining New Zealand citizenship, and the current property transfer statistics do not distinguish between immigrants and New Zealand citizens, making it difficult to ascertain the precise proportion.

반면, 거주 비자 소지자들이 같은 기간 동안 판매한 주택은 5,370채에 달한다. 그러나 이민자들이 부동산 시장에서 차지하는 실제 비중은 이러한 통계보다 클 것으로 예상된다. 많은 이민자들이 뉴질랜드 시민권을 취득하고 있기 때문이다. 또한, 현재의 부동산 양도 통계는 이민자와 뉴질랜드 시민을 구분하지 않고 있어 정확한 비율을 파악하는 데 한계가 있다.
