Nationwide Rent Sees Record 8.3% Increase

A recent report by Trademe reveals a staggering 8.3% surge in rent prices nationwide, reaching an unprecedented average of $650 per week by March.

 

Rent Hikes Exceed Average Levels

According to Lloyd, a property sales manager at Trademe, this increase surpasses the typical annual growth rate of approximately 6%. He stated that while rent prices usually see a steady rise, the current spike is notably higher.

This translates to an additional $50 per week for tenants compared to March 2023, amounting to an estimated $2600 increase in annual expenditure. Such burdens are expected to further strain the already hardworking New Zealanders.

Regional Variances

The Manaawatu/Whanganui region witnessed the most significant surge, with rent prices jumping by 10% to reach $550 per week. Conversely, Wellington maintained its stability at $650 per week.

Demand for rental properties has seen a consecutive two-month decrease while supply continues to rise. In March 2024, rental inquiries dropped by 22% compared to the same period last year, with listings increasing by 3%.

Urban Migration Trend

Lloyd from Trademe notes an expanding trend towards urban migration. He observes a growing acceptance of smaller living spaces, especially in well-located areas. He suggests that townhouses and apartments with excellent access to public transportation may offset additional costs.

Townhouse Rent Increases

Notably, townhouses in Wellington and Porirua saw a 9% increase compared to March of the previous year, despite no change in rental rates.

도시로의 이동 추세

트레이드미의 로이드 이사는 도시로의 인구 이동이 더욱 확대되고 있는 것으로 보인다고 말했다. 좋은 위치에 있을 경우 작은 공간도 충분하다는 생각이 더 많아지고 있으며, 대중교통이 잘 발달된 타운하우스나 아파트는 추가 비용을 상쇄할 수 있다고 설명했다.

타운 하우스 임대료 증가

웰링턴과 포네케의 타운 하우스는 임대료 변화가 없었음에도 불구하고 작년 3월 대비 9% 상승한 점이 눈에 띈다.
