Auckland Surpasses Herne Bay with Record 24-Year Fastest Housing Price Surge
In New Zealand's real estate landscape, Herne Bay has long been regarded as the most expensive area. However, recent data reveals that the Auckland region has outpaced Herne Bay, recording the fastest housing price surge in the past 24 years.
Over the last two decades, Ponsonby, a neighboring suburb, has taken the lead in Auckland's housing market, boasting an impressive annual growth rate of 8.39%. Following closely, Westmere and Oneroa recorded growth rates of 8.34% and 8.07%, respectively, garnering attention in the competitive real estate market.
The high-end properties in these affluent areas have consistently experienced rapid appreciation, fueled by the strong demand from wealthy households. Economist Ed MacKnight explains, "High-end areas witness a swift surge in prices as affluent households are less sensitive to housing costs, enabling them to invest more capital, thereby driving prices higher."
Kelvin Davidson, Senior Property Economist at CoreLogic, agrees that the skyrocketing demand in these upscale suburban areas has led to an even faster increase in housing prices. He particularly highlights Ponsonby, Westmere, Oneroa, Point Chevalier, St Mary's Bay, and Ostend as regions favored by the affluent, contributing to the accelerated rise in property values.
However, MacKnight warns that some regions are experiencing surprisingly rapid increases in home prices, potentially leading to affordability challenges. He singles out areas like Otara, Mangere (11th place), Mangere East (12th place), and Otahuhu (14th place) as ones to watch.
Additionally, Central Auckland, Grafton, Goodwood Heights, Waiake, and Totara Heights recorded relatively lower annual growth rates, placing them at the bottom of the list. MacKnight attributes this trend to a higher prevalence of apartments in these areas, stating, "Regions with more apartments do not see values rise as quickly as houses or townhouses. Thus, areas with a higher concentration of apartments experience a slower increase in property values."
MacKnight concludes by emphasizing that the average value of real estate is more influenced by the quantity of properties built in a given area rather than the desirability of suburban living. This trend is observed not only in Auckland but also in Christchurch and Wellington, where the average value of real estate in central areas is rising at a slower pace compared to suburban areas.

그러나 맥나이트는 일부 지역들이 상위권에 놀랄 만한 속도로 집값이 오르고 있다고 지적하면서, "이는 가격 부담으로 이어질 수 있다"며 특히 오타라, 망게레, 망게레 이스트, 오타후후에 대한 경고를 내놓았다.
또한, 센트럴 오클랜드, 그래프톤, 굿우드 하이츠, 와이아케, 토타라 하이츠는 연간 성장률이 낮아 최하위권을 기록했는데, 맥나이트는 이러한 지역이 아파트가 더 많은 경향이 있어 주택가격 상승세가 상대적으로 느리다고 분석했다.
맥나이트는 "아파트가 많은 지역은 가치가 더 느리게 상승한다"며 크라이스트처치와 웰링턴에서도 비슷한 추세를 확인할 수 있다고 설명했다. 그는 부동산의 평균 가치는 교외 지역의 바람직함보다는 해당 지역에 지어진 부동산의 양에 영향을 받는다고 덧붙였다.
