While the New Zealand Housing Market is slowly recovering, the lofty expectations of luxury homeowners caught in the gap between anticipation and reality may turn out to be mere wishful thinking this year. According to 1News, the promise of the National Party's campaign to attract overseas buyers, scrapped by coalition government partner New Zealand First, has left the luxury housing market facing even tougher conditions.

Real estate agent Patterson revealed in an interview with 1News that sales of luxury homes across the country, including Auckland, plummeted by almost 70% in the last quarter. Particularly noteworthy is the figure for 2023, marking a decrease of $1.5 billion compared to the previous year. However, Patterson emphasized that amidst the current optimistic atmosphere, significant inflows are anticipated in the real estate industry. While homeowners are now more confident, he noted that the changes are not drastic but underscored that the real estate market is indeed gradually recovering.

The year 2023 proved to be a tumultuous one for the real estate market due to high interest rates and supply shortages. According to ASB Bank's year-end housing market report, more New Zealanders expected housing prices to rise over the first 18 months. ASB Bank's Chief Economist Nadaniel predicted an increase in home showings and auction participation based on recent housing data showing price hikes.

Nadaniel also added that net migration is strengthening, construction is gradually decreasing, and there are indications that interest rates are nearing their peak. Mortgage interest rates have risen from below 3% to 6.5-8.5%.

According to mortgage brokers who described 2023 as a rollercoaster, My Money Director Steven Robertson mentioned that many are still grappling with the pain caused by the rise in interest rates, terming it a 'sticker shock.' The Ministry of Finance expects a roughly 5% increase in house prices in 2024, and Robertson anticipates a significant increase in real estate listings in February and March.

Nadaniel of ASB Bank stated that the banks have not yet confirmed if prices are rising as steeply as seen in the last real estate boom.
