Upward Trend in Healthcare Construction Amidst Overall Downturn in Building Activities
Despite a downturn in domestic construction activities until the last quarter of September compared to the previous quarter, the construction of medical facilities has witnessed a significant upswing compared to a year ago. According to data released on December 5th (Tuesday) by the Statistical Office, the construction costs for the quarter ending in September, adjusted for seasonal variations, totaled $8.6 billion, indicating a 2.4% decrease from the June quarter.
During the same period, non-residential buildings recorded a 5.9% decrease, amounting to $2.9 billion, while residential buildings also saw a 0.6% decline, totaling $5.7 billion. A statistical official explained that notably, in the third quarter of this year, construction activity in the non-residential building sector declined for the first time.
On an annual basis, construction costs have reached $36 billion until September this year, marking a 10% increase compared to September of the previous year. The construction cost statistics encompass overall construction volumes, reflecting fluctuations in construction costs such as materials and labor over time.
Looking at the past 12 months' 'capital goods price index,' construction costs for non-residential buildings increased by 6.5%, and residential buildings saw a 5.6% rise. Annual construction costs for non-residential buildings until September 2023 witnessed an 18% increase compared to the previous year. Particularly noteworthy is the healthcare sector, which saw a staggering 45% increase, amounting to $1.5 billion. Warehouse constructions increased by 28%, reaching $1.9 billion, while construction costs for office and administrative buildings and the public transportation sector each recorded a 24% increase, totaling $2 billion.

지난 9월 분기까지 국내 건축 활동이 전 분기에 비해 감소했지만, 의료 시설 건축은 한 해 전에 비해 상당한 증가를 기록했다. 12월 5일(화) 발표된 통계국 자료에 따르면, 계절 조정을 감안한 지난 9월 분기의 건축 비용은 총 86억 달러로 6월 분기에 비해 2.4% 감소한 것으로 나타났다.
같은 기간에는 비주거용 건물이 5.9% 감소한 29억 달러, 주거용 건물도 0.6% 감소한 57억 달러를 기록했다. 이는 특히 올해 9월 분기에는 처음으로 비주거용 건물 부문에서도 건축 활동량이 감소한 것으로 나타났다고 통계 담당자가 설명했다.
연간 기준으로는 올해 9월까지 건축 비용이 360억 달러로, 지난해 9월까지에 비해 10% 증가한 것으로 나타났다. 건축 비용 통계는 전체적인 건축 물량을 포함하여 시간 경과에 따른 자재 및 인건비와 같은 건축비 변동도 반영하고 있다.
지난 12개월간 ‘자본재 물가지수(capital goods price index)’를 보면 비주거용 건물의 건설 비용은 6.5%, 주거용 건물은 5.6%가 올랐다. 2023년 9월까지 연간 비주거용 건물 건설 비용은 전년 대비 18% 증가했는데, 특히 병원과 요양원 및 의료용 건물 부문은 45% 증가한 15억 달러를 기록했다. 창고 건물은 28% 증가한 19억 달러, 사무실과 행정용 건물, 대중교통 부문의 건설 비용은 각각 24% 증가한 20억 달러를 기록했다.
