Major Banks Announce Further Mortgage Rate Cuts

 

In a significant move, three major banks have announced substantial reductions in mortgage rates. This decision comes in anticipation of next week's central bank's official cash rate (OCR) review and reflects the recent downward trend in the housing loan market.

ASB Bank revealed it will lower its 2-year fixed mortgage rate from 6.49% to 6.25% and its 18-month fixed rate from 6.69% to 6.49% for customers with over 20% equity. ASB noted that long-term mortgage rates have now fallen below 6%, with 3-year and 4-year fixed rates adjusted to 5.99%. The bank also reduced some term deposit rates.

BNZ Bank has also made adjustments to both mortgage and term deposit rates. For customers with more than 20% equity, the 3-year and 4-year fixed rates are decreased from 6.39% to 5.99%, and the 2-year fixed rate is cut from 6.49% to 6.34%. The 18-month fixed rate is lowered from 6.65% to 6.49%, and the 6-month fixed rate is reduced from 7.05% to 6.99%. BNZ’s benchmark mortgage rates have also been adjusted, with the 3-year and 4-year rates decreased from 6.99% to 6.59%, and the 2-year rate from 7.09% to 6.94%.

KiwiBank has followed suit, adjusting its 3-year and 4-year fixed rates from 6.39% to 6.09%, and its 2-year fixed rate from 6.49% to 6.34%. The 1-year fixed rate is now 6.75%, and the 6-month fixed rate is set at 6.99%.

These rate cuts align with recent data from the Statistics Department, which showed annual inflation at a three-year low of 3.3%, approaching the central bank's target range of 1-3%. Consequently, bank economists are forecasting further reductions in the official cash rate by the end of the year.

BNZ 은행 역시 주택담보대출 및 정기예금 금리를 조정하였다. 20% 이상의 자기자본을 보유한 고객을 대상으로 한 3년 및 4년 고정 금리는 6.39%에서 5.99%로, 2년 고정 금리는 6.49%에서 6.34%로 각각 인하되었다. 18개월 고정 금리는 6.65%에서 6.49%로 조정되었으며, 6개월 고정 금리는 7.05%에서 6.99%로 낮춰졌다. BNZ의 주택담보대출 기준금리도 6.99%에서 6.59%로, 2년 고정 금리는 7.09%에서 6.94%로 인하되었다.

키위뱅크는 3년 및 4년 고정 금리를 6.39%에서 6.09%로, 2년 고정 금리를 6.49%에서 6.34%로 인하하는 등 금리 조정을 실시했다. 1년 고정 금리는 6.75%, 6개월 고정 금리는 6.99%로 조정되었다.

이번 금리 인하는 최근 통계청 발표에 따른 것으로, 연간 인플레이션율이 3년 만에 최저 수준인 3.3%로 떨어졌으며, 중앙은행의 목표 범위인 1~3%에 가까운 수치다. 이에 따라 은행 경제학자들은 올해 말에 공식현금금리가 추가로 인하될 것으로 전망하고 있다.
