주택 판매 가격 급락 속 부동산 거래량 급증

Recent data reveals a significant surge in property transactions in Auckland despite a dramatic drop in home prices. In July, Barfoot & Thompson sold 902 residential properties, marking a 32% increase from June's 681 sales. This figure is nearly on par with May's 916 sales and represents the highest monthly sales volume since July 2021, when the company sold 1,235 properties.

However, home prices have experienced a steep decline. The average sales price in July fell to $1,127,639, down $108,697 (-8.8%) from June. The median sales price also dropped below the $1 million mark to $970,000, a decrease of $50,000 (-4.9%) from the previous month. This is the first time since February that the median price has fallen below $1 million.

The proportion of high-end properties sold has also decreased significantly. The share of sales over $2 million dropped from 22.5% in June to 14.6% in July, indicating a reduced demand for high-value properties.

Experts suggest a correlation between the falling prices and the rising transaction volumes. Recent figures from Realestate.co.nz indicate that sellers are lowering their prices to meet market conditions. Nevertheless, Barfoot & Thompson saw a slight increase in new listings, with 1,518 new properties in July compared to 1,506 in June. Consequently, the company’s inventory level decreased to 5,446 properties, the lowest since February.

Steven Thompson, a director at Barfoot & Thompson, explained, "The increase in sales and the expectation of lower prices due to prepared sellers and fluctuating mortgage rates seem to have driven the market." He added, "Sellers who have adjusted their expectations based on agent feedback and market conditions have seen positive results."
