The gamble paid off for an experienced Auckland auctioneer who had listed one of his own investment properties with a $1 reserve, when the property sold today for $93,500.
The three-bedroom townhouse on leasehold land on Cotesmore Way, Parnell, had been fully refurbished after it was damaged in last year’s floods, but owner Ted Ingram had decided to sell up his portfolio of city rentals and used the $1 reserve tactic to draw in the buyers.
This auction, held on March 27th, witnessed the participation of 7 bidders, with a total of 47 bids placed on a three-bedroom, two-bathroom apartment located on Parnell Cortes Moore Way.
One issue arising from this auction is that the property holds a leasehold. This means that only the apartment building was sold, while the landowner remains separate.
The land falls under the auspices of Ngāti Whātua and currently incurs an annual land lease fee of $21,321.04, subject to review every seven years, with renewal slated for August 2025.
Auctioneer Ted Ingram expressed satisfaction with the sale price, citing it as a "fair market value." He had purchased the apartment in 2016 for $375,000 but decided to sell due to increases in land lease fees and economic challenges thereafter.
Those who purchased the apartment for investment purposes can still expect a healthy return. According to rental assessments, rents are set between $750 and $800 per week, with Ingram previously renting it out for $760 per week.
Scott Dunn, sales manager at City Sales, anticipated the auction to proceed at a lower cost. In an interview with Stuff last week, he expressed high expectations for the auction, stating, "Many people have money."
While the auction commenced at $1, it quickly escalated to $60,000 before ultimately reaching the winning bid.
Additionally, in an auction held on March 14, 2024, a two-bedroom coastal apartment was sold for $62,000. This apartment also holds a land lease, with the land owned by Ngāti Whātua.
The owner of the property in Ray White Papatoetoe still maintains an interest in real estate investment and plans to offer a three-bedroom, two-bathroom apartment located in the Mirage complex in Parnell at the next auction. The minimum selling price for this apartment is set at $99,000.

3월 27일에 열린 이번 경매에는 7명의 입찰자가 참여했으며, 파넬 코테스모어 웨이에 위치한 침실 3개, 욕실 2개짜리 아파트에서 총 47번의 입찰이 이뤄졌다.
이번 경매에서 등장한 문제는 해당 부동산이 임차권을 가지고 있다는 점이다. 이는 아파트 건물만 매각되었을 뿐 토지 소유자는 별개임을 의미한다.
해당 토지는 응가티 화투아에 속하며, 현재 연간 2만1,321.04달러의 토지임대료를 내고 있다. 이는 7년마다 검토되며, 2025년 8월에 갱신될 예정이다.
경매인(Auctioneer)인 잉그램은 이번 판매 가격에 만족하며 "공정한 시장 가치"라고 언급했다. 그는 2016년에 이 아파트를 37만 5,000달러에 구입했으나, 이후 토지 임대료의 증가와 경제적인 어려움으로 인해 판매를 결정했다.
이 아파트를 투자 목적으로 구매한 경우에는 여전히 건전한 수익을 기대할 수 있다. 임대 평가에 따르면, 임대료는 주당 750~800달러 사이로 책정되며, 잉그램은 주당 760달러에 임대했었다.
시티 세일즈의 세일즈 매니저인 스콧 던은 경매가 저렴하게 진행될 것으로 예상했다. 그는 지난 주 스터프와의 인터뷰에서 "많은 사람들이 돈을 가지고 있다"며 경매에 대한 높은 기대를 드러냈다.
이 경매는 1달러부터 시작되었지만, 곧 6만달러까지 상승하며 최종적으로 낙찰가에 도달했다.
또한, 2024년 3월 14일에 이루어진 경매에서는 방 2개짜리 해안가 아파트가 6만 2,000달러에 매각되었다. 이 아파트 또한 토지 임차권을 가지고 있는데, 토지는 응가티 화투아의 소유이다.
레이화이트 파파토에토에의 소유주인 그는 아직도 부동산 투자에 관심이 있으며, 다음 경매에 내놓을 부동산으로는 파넬의 미라지 단지에 위치한 침실 3개, 욕실 2개짜리 아파트를 계획하고 있다. 해당 아파트의 최저 판매가는 9만 9,000달러로 설정되어 있다.
