The stagnation in the New Zealand real estate market is expected to come to an end with signs of recovery on the horizon. According to the latest report from CoreLogic, the Housing Price Index (HPI) rose by 0.4% in October, marking a 0.1% increase over the past three months and the first increase in property values since March 2022.
Kelvin Davidson, Chief Property Economist at CoreLogic, confirmed the end of the downturn in the New Zealand housing market with these figures, stating, "The total decline from peak to trough was 13.2%, which equates to an average of about $138,000."
While the average housing price in New Zealand rose to approximately $909,000 in October, it still remains 25% higher than pre-COVID-19 levels in March 2020.
Davidson commented, "October's data shows the first nationwide rise, but this is still in the early stages, and the market conditions vary nationwide." He also mentioned that despite rising mortgage rates, there is a significant possibility that the new government will further strengthen confidence in the real estate market.
Furthermore, with a record increase in immigration, there are predictions of rising demand and prices in the real estate market. Simultaneously, there is an outlook for labor market shortages to ease, which increases the likelihood of rising housing prices. As a result, buyers are putting in efforts to secure properties in a competitive market with limited options."
