New Zealand Rental Rates Reach All-Time Highs, Bay of Plenty Claims Top Spot
According to the latest rental price index from TradeMe, rental rates across New Zealand have hit historic highs, with a new region boasting the highest rents domestically. Recent data reveals that the national weekly average rent in December surged to $625, marking a steep ascent for the first time in almost six months.
The 'Bay of Plenty' has surpassed Auckland, claiming the title of the most expensive rental region in the country. Rental rates in the Bay of Plenty rose by 11.7% compared to last year, reaching a record high of $670 per week in December, while Auckland's average rent stood at $660 during the same period.
Western Bay of Plenty experienced a notable increase of 14.2%, and Tauranga saw a 7.7% rise, contributing to an overall upward trend in rental rates for the entire region. Gavin Lloyd, the Real Estate Sales Manager at TradeMe, commented, "Despite recent declines in Auckland's rental prices, the city continues to remain one of the most expensive places to live, competing with Wellington."
In contrast, the Marlborough region saw a 0.9% decrease, with the weekly average rent falling to $530, making it the only area in the country where rental rates declined compared to the previous year. However, Southland maintained its position as the most affordable rental region in New Zealand, with an average price of $440 per week, representing a slight 2.3% increase from the previous month.
Wellington's average rent reached $650 per week, while Canterbury recorded a rent of $570. Lloyd highlighted that the December increase in rental rates compared to the previous month, amid a frozen official cash rate (OCR), was a first for 2023. Tenants are now paying an additional $45 per week compared to December of the previous year.
Expressing concern, Lloyd noted that despite New Zealanders facing difficulties due to the rising cost of living, the escalating rental rates are now an added challenge. He stated, "With recent legislation refocusing the central bank's mission on reducing inflation, many people will be closely watching the new government in 2024."
Moreover, as the holiday season approaches, demand for rental homes in key areas is slowing down. In December, nationwide rental demand decreased by 19% compared to November, and rental listings also decreased by 17%. TradeMe identified this trend as prominent in several regions, including Auckland (20% decrease), Canterbury (19% decrease), and Wellington (8% decrease), indicating a clear decline in demand for major hubs. The only places experiencing increased demand were Gisborne and Marlborough.
